Rates are seasonally adjusted:

All rooms are ensuite (shower and toilet) and comfortably appointed - Digital TV with Freeview; Radio alarms; courtesy trays (tea, coffee, hot chocolate, milk, biscuits, etc); Hairdryers; Ironing Board (irons available on each floor) and guest information.

Smoking is not allowed in bedrooms or anywhere on the premises.  However for those who wish to smoke the front garden offers a pleasant retreat.

Rates range from £25 to £40 per person inclusive of a splendid full Scottish breakfast based on two or more sharing.

We don't have single rooms but we do, subject to availability, offer rooms on single occupancy from £30 to £40 per night B&B.

Children under 3 are free (cot available) but Children up to 12 are charged at a reduced rate.   Children 12 and over are charged at adult rate.

Rates for 2010 were not increased and we absorb ed the VAT increase of 2.5% effective 1st January 2010.

Pets are welcome, by prior arrangement, without charge.

We offer double, twin, triple and family accommodation.

There are no concessions during the month of August and reservations of three, or more, nights are encouraged.

Availability:

There is still currently availability for most dates throughout the coming year.

There is still some availability for the Month of August 2010 (as at 23rd November).

We are now fully booked over Hogmanay which  includes the popular Buxk Fizz Brunch Buffet on New Year's Day itself which runs from Noon to 2 p.m.

There is also still avaialability for the second of the  RBS Six Nations home matches in 2010.

vs France on Sunday 7th Febraury kick-off 3 p.m.  (fully booked)

& vs England on Saturday 13th March kick-off 5 p.m.

From November to March (excluding Christmas and New Year) we offer a rate of £27 per person based on two, or more, sharing for at least three nights.  All rates of course include a splendid full Scottish breakfast - see breakfast menu to help the taste buds!!
