The Kingsview Guest House is a Victorian town house built in 1853 and is located within easy walking distance of the heart of this great and beautiful historic city. It is just down the road from the Kings Theatre. and less than ten minutes walk from The Castle and Princes Street. The Edinburgh International Conferance Centre (EICC) is only six minutes walk away via Edinburgh Quay (the Union Canal Basin). Local Bus services are also frequent and reasonably priced. There are also good taxi services.
The Kingsview Guest House has been in the same ownership for over twenty years and your hosts, Aileen & Ruary Muirhead, who have now been running it for over three years, have a wealth of experience having previously owned the Honeypot Guest House & Tearoom (3*) in Crail and the Baytree Guest House (4*) in Kirkcudbright. They are however delighted to be back home in Edinburgh and will offer you a very WARM WELCOME!
The Kingsview Guest House operates to 3* standards offering clean comfortable accommodation at a reasonable rate. All rooms have ensuite shower and toilet facilities, digital TV with freeview, courtesy trays, hairdryer and ironing boards The Kingsview is totally non smoking throughout but for those who do smoke the front garden offers a pleasant retreat. WiFi access is available throughout at no charge.
The Kingsview Guest House is open all year. We are classed as a City Centre Guest House and in easy walking distance to most places of interest with Princes Street and the Castle about ten minutes walk away. Dogs are welcome, by prior arrangment, and in fact our "Boss" is Jodie, a Cavalier Kings Charles.

Rates, despite VAT increases, utility cost rises, etc, basically remain unchanged and we are confident that we continue to offer good value, clean and comfortable accommodatinon along with the Famous Welcome!
In addition we are offering free off-street parking for guests, subject to availability on first ask/come basis.
Recently we have had a wonderful mix of visitors most significantly from Germany and France with others from Australia, Austria, Argentina, Belgium, Brazil, Canada, Corfu, Costa Rica, Cyprus, Denmark, Estonia, Finland, Greece, Holland, India, Ireland, Italy, Malta, Norway, Nepal, Spain, Sweden, Malaysia, New Zealand, Nigeria, Poland, Romania, Slovakia, Nigeria, The Faroe Islands, The Phillipines, Samoa, Thailand, and the U.S.A. From closer we do of course also enjoy welcoming a large number of guests from England, Wales, Northern Ireland and indeed the Isle of Man. Also, at times, we have the pleasure of welcoming Acting and Production staff from the nearby Kings Theatre and the Festival Theatre. We are also handy for Edinburgh and Napier Universities.
May we again re-amphasise that we are centrally located and Edinburgh is very "walkable" from Kingsview.

We have vacancies over most of 2012 but fully booked for both Home Six Nations matches (England 4th Feb & France 26th Feb.).
Bookings for the Festival Month of August are rolling in but there are still some vacancies.

Kingsview was in no doubt a home from home, both because of your outstanding hospitality and care, and for the premises itself. We enjoyed our cosy room with every possible comfort which are of a higher profile than other accommodations of the same category we've been to. Let alone the yummy breakfast we had every morning!
